For conventional tank water heaters, regularly flush out the unit to remove any sediment that may collect in the bottom.

If you see water around the bottom of your water heater tank there are a couple of things to check before you throw in the towel for a new one.
WARNING! Before you ever do any work on your water heater, always turn off the water and power to the system.
First, check the drain valve, formally called the T&P valve. This valve regulates temperature and pressure. Make sure it is not leaking around the edge of the valve. A leaky valve is a fairly easy and inexpensive fix.
Second, make sure the tank is not leaking. Water may be running down the tank to the bottom from the top, which could lead to the tank corroding from the inside and time for a new water heater.

If you find water on the top of your water heater, you most likely have a leak in one of the water pipe valves.
Check the nuts on the inlet and outlet pipes. Tighten them as needed. If that does not fix the leaking, replace the bad pipe valve.
